The one thing sellers need to know right now: more homes are arriving than buyers are absorbing. That means pricing carefully matters more than it did a year ago.

These numbers cover the three months ending August 31, 2026, across the Primary market of Gilbert, Chandler, Mesa, and Phoenix.

New listings up, pending sales down

The Real Estate Data Aggregator counted 1,970 new listings in the Primary market for the three months ending August 31, 2026. That is up 2.6% from the same months of 2025. At the same time, pending sales fell 2.4% to 1,792. More homes coming in, fewer going under contract. That gap is the story.

The National Association of Realtors reported that national inventory rose to 1.60 million homes in September 2026. The same pull toward more supply is showing up locally. Buyers have more options to compare before they choose.

Homes sold and homes for sale

The Real Estate Data Aggregator counted 1,766 homes sold across the Primary market, up 4.4% from the same months of 2025. Sales are still happening. But homes for sale slipped 5.6% to 1,844, meaning the inventory that is there is turning over, just not as fast as new listings are arriving.

How each ZIP code read differently

Not every ZIP followed the same pattern. Some saw new listings jump sharply. Others saw them fall. Here is how new listings changed year over year in each ZIP, per the Real Estate Data Aggregator.

85044 in Phoenix led all ZIPs with new listings up 21.6%, per the Real Estate Data Aggregator. Meanwhile 85286 in Chandler saw new listings fall 21%. The same market can read very differently one ZIP to the next.

Pending sales by ZIP told a split story too

Some ZIPs saw pending sales climb sharply. Others fell hard. The Real Estate Data Aggregator shows 85209 in Mesa up 18.9% and 85224 in Chandler up 27.9%. But 85225 in Chandler fell 26.4% and 85296 in Gilbert fell 11.5%.

What mortgage rates are doing nationally

Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60%. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Higher rates slow buyer decisions, which helps explain why pending sales dipped even as more homes came to market.

The national picture adds context

The National Association of Realtors reported existing-home sales reached 3.99 million units nationally in September 2026. National existing-home prices were up 1.3% year over year. Realtor.com put the national median listing price at $414,000 for the week ending October 24, 2026, with active inventory up 8.0% year over year. The Primary market is not alone in feeling more supply arrive.

Prices across the Primary market ZIPs

Prices moved in different directions depending on the ZIP. Some rose, some dipped a little. The Real Estate Data Aggregator recorded the widest price gain in 85296 Gilbert, up 10.4%, and the steepest drop in 85286 Chandler, down 6.5%.

How fast homes are selling

Days on market varied widely. The Real Estate Data Aggregator shows 85248 Chandler at a median of 73 days, the longest in the market. 85225 Chandler was the fastest at 41 days. Not every home sold slowly, and not every ZIP moved at the same pace.

In short
  1. The Primary market added more listings than it absorbed in pending sales during the three months ending August 31, 2026. The Real Estate Data Aggregator counted 1,970 new listings and only 1,792 pending sales.
  2. Sellers have more competition now.
  3. Pricing to where buyers actually are matters more than it did a year ago.
  4. But 1,766 homes did close, so the market is still moving.

One more thing: one street can read very differently from its whole ZIP code. The numbers above are a starting point, not the final word on your home.
